Just Another Example of Why Location Sells

Views for Days

Waterfront property never sits for long, especially when it’s priced to sell. This house, with its pristine views of the Choctawhatchee Bay, only stayed on the market for 90 days after being listed at a competitive $557,000.

Built in 1973, this four bedroom, three-and-a-half bath home is located just 200 feet from the Fort Walton Beach Yacht Club. Translation: prime real estate investment.

Despite its ideal location and being well maintained, after four decades of traffic, the house itself was in need of some serious interior updating. But according to listing agent Matt Williams of Re/Max Southern Realty, that’s okay. What attracted the property’s current owners to this listing were the views as well as the location — two items on every buyer’s list that are nearly impossible to change.

“People can make changes to the house as they so choose,” advised Williams, “but they can’t change the views. It was clearly the location and wide open views of the Choctawhatchee Bay that sold this house.”

Proximity to shopping and restaurants was another selling point and the excellent bones of the home itself were a huge plus. Equipped with a beautiful dining room, a large screened-in Florida room perfect for entertaining, three patio areas, a shade providing trellis and a master bedroom with views of Choctawhatchee Bay, this property was rich in structural integrity from the very beginning. Now, the current homeowners have the opportunity to put their own mark on the inside while enjoying all the natural beauty of the outside. Win-win.
